RoofMaxx Roof Rejuvenation in DFW

Roof rejuvenation is a spray-applied treatment that restores flexibility to aging asphalt shingles by replacing the petrochemical oils that bake out of them over time. On a structurally sound roof in the middle of its life, a treatment can extend usable service life by roughly five years per application and cost a fraction of a replacement. It is a maintenance product, not a repair, and it cannot save a roof that is already failing.

  • Best fit: asphalt shingle roofs roughly 6 to 18 years old that are still sound
  • Typically a fraction of the cost of a full replacement
  • Applied in a few hours, no tear-off, no dumpster, no crew on the roof for days
  • We will tell you when your roof is past the point where treatment makes sense

Why asphalt shingles get brittle in North Texas

An asphalt shingle is a fiberglass mat saturated with asphalt and surfaced with granules. The asphalt contains oils that keep the shingle flexible. Heat drives those oils out. In Dallas-Fort Worth, roof surface temperatures routinely run well above 150 degrees on summer afternoons, so DFW shingles lose their oils faster than the same product installed in a milder climate.

As the oils leave, the shingle stiffens. Stiff shingles shed granules, crack at the fold lines, curl at the edges, and lose the flexibility they need to absorb hail impact and wind uplift. That is why a 12-year-old DFW roof can fail a hail event that a 12-year-old roof elsewhere would shrug off. Rejuvenation targets that specific failure mode: it puts oil back into the mat so the shingle can flex again.

How the treatment works

  1. Inspection first

We inspect the roof, photograph it, and decide honestly whether it is a candidate. Roofs with active leaks, widespread cracking, exposed mat, or storm damage are not candidates.

  2. Prep and protection

Gutters, landscaping, walkways and any solar array are protected. Loose debris is cleared so the treatment reaches the shingle surface.

  3. Spray application

A soy-based bio-oil is sprayed evenly across the field of the roof. Most residential roofs are done in two to four hours with no tear-off and no disruption inside the home.

  4. Absorption

The oil penetrates the asphalt and restores flexibility. The roof is walkable shortly after and rain-safe the same day under normal conditions.

  5. Documentation and warranty

You receive before and after photos and the product warranty paperwork for that application.

When rejuvenation is the right call, and when it is not

Roof condition Right answer
6 to 18 years old, sound, some granule lossGood rejuvenation candidate
Recent hail or wind damageInsurance claim and inspection, not rejuvenation
Active leaks or failed flashingRepair first; treat later only if the field is sound
Widespread cracking, curling, exposed fiberglass matReplacement; treatment will not reverse this
Under 5 years oldNo treatment needed yet
Metal, tile, or low-slope commercialNot applicable; different maintenance and coatings apply

We are a roofing company first. If your roof needs to be replaced, we will say so and show you the photos that support it. We would rather lose a treatment sale than sell a product that buys you eighteen months.

Rejuvenation versus replacement

Rejuvenation Replacement
Typical costRoughly 15 to 20 percent of a replacementFull system cost
Time on siteA few hoursOne to three days
Added service lifeAbout 5 years per applicationFull new service life
Addresses decking, flashing, ventilationNoYes
Waste to landfillNoneFull tear-off

The honest framing is this: rejuvenation buys time. That time is valuable if you are three years from selling, spreading capital expenses out, or waiting out a stretch of quiet weather before committing to a new roof. It is not valuable if the roof is already at the end and you are simply postponing the same decision at a higher price.

Rejuvenation on homes with solar

This is where the treatment gets genuinely interesting for our customers. Replacing a roof under a solar array means a detach and reinstall, which is the single largest add-on cost in a solar home reroof. If the shingles under and around the array are sound but drying out, treating the roof can push that detach and reinstall several years down the road. We coordinate the treatment around the array so nothing gets sprayed that should not be, and because we handle detach and reinstall ourselves, we can tell you plainly whether waiting or replacing now is the better financial call.

Insurance and hail, honestly

A rejuvenated roof is a more flexible roof, and flexible shingles handle hail impact better than brittle ones. That is a real benefit. What we will not tell you is that treatment prevents hail damage or guarantees a claim outcome. North Texas hail can total a brand-new roof. Treatment improves the odds at the margin; it does not remove the risk, and it does not change how a carrier evaluates a claim.

Frequently asked questions

What is RoofMaxx roof rejuvenation?
It is a spray-applied, soy-based bio-oil treatment that restores flexibility to aging asphalt shingles by replacing the petrochemical oils that evaporate out of them over time. It is applied to the field of the roof in a few hours with no tear-off.
How long does roof rejuvenation last?
About five years per application, and manufacturers allow up to three applications spaced roughly five years apart on a roof that stays in good condition. That is a maintenance cycle, not a permanent alternative to replacement.
How much does roof rejuvenation cost in DFW?
It typically runs a fraction of a full replacement, commonly in the range of 15 to 20 percent of what a new roof on the same house would cost. Price depends on square footage, pitch, and access. We quote it after inspection, not over the phone.
Is my roof too old for rejuvenation?
The sweet spot is roughly 6 to 18 years old. Younger roofs do not need it yet. Older roofs, or any roof with widespread cracking, curling, or exposed fiberglass mat, are past the point where treatment helps and should be replaced.
Will rejuvenation fix a leak?
No. Leaks almost always come from flashing, pipe boots, valleys, or penetrations, not from the field of the shingle. Those need repair. Treating the shingles does nothing for a failed pipe boot.
Is the treatment safe for landscaping, pets, and gutters?
Yes. The product is a plant-based bio-oil and is not a solvent or a coating. We still protect gutters, walkways and plantings during application, and the roof is safe to walk and rain-ready the same day under normal conditions.
Can you rejuvenate a roof with solar panels on it?
Yes, and it is often the smartest use of the product. Treating a sound roof under solar can defer a detach and reinstall by several years. We work around the array and coordinate the whole thing ourselves.
Does rejuvenation void my shingle manufacturer warranty?
Manufacturer positions vary, and most factory material warranties on a roof this age have already prorated down to little practical value. We will walk through what warranty coverage you actually still have before you decide.
