How Long Does a Roof Last in North Texas?

In Dallas-Fort Worth, architectural asphalt shingles typically last 15 to 25 years, standing seam metal 40 or more, and tile 40 or more with an underlayment replacement somewhere around year 25. Printed 30- and 50-year ratings assume laboratory weathering, not repeated hail and 100-degree roof surface temperatures.

The four things that actually decide it

  1. Hail

    One severe event ends a roof regardless of age or brand. This is the dominant variable in North Texas and the reason our real-world numbers sit below the printed ones.

  2. Attic ventilation

    An under-ventilated attic bakes shingles from below. It is the most common cause of premature aging we find, and it is fixable.

  3. Installation quality

    Nailing pattern, flashing detail and underlayment choice determine whether a roof reaches its potential. Most premature failures we inspect are installation issues, not material failures.

  4. Slope orientation and color

    South and west-facing slopes age faster. Darker colors run hotter. Both are secondary to the first three.

How to estimate your roof's remaining life

  • Find the install date from your closing documents, a permit record, or the previous owner's disclosure
  • Subtract from the realistic DFW range for your material, not the printed warranty
  • Adjust down if the home has been through a significant hail event since installation
  • Adjust down if the attic runs hot or you cannot see daylight at soffit vents
  • Get a documented inspection at roughly year 12 and every few years after
