Why they called us
The homeowners noticed granules collecting at the downspouts and a faint water stain forming on the ceiling of an upstairs bedroom. They had two estimates already, both of them a single page with one number on it, and they wanted someone to explain what was actually wrong before quoting a price.
The problem
The original three tab shingles were at the end of their service life, with widespread granule loss on the south facing slopes. Two pipe boots had cracked, and the attic had intake vents but no functional exhaust at the ridge, so summer attic temperatures were cooking the shingles from underneath.
Challenges
The rear elevation is a 9 in 12 pitch over a landscaped patio, so the crew staged catch tarps and hand carried debris rather than dropping it. That added half a day and it was in the scope from the start, not a change order.
What we did
We removed the existing roof down to the deck, replaced 9 sheets of soft decking at the quoted per sheet rate, installed synthetic underlayment, new valley metal, new pipe boots and a continuous ridge vent to pair with the existing soffit intake. The homeowners received photo documentation at tear off, at deck inspection and at final walk.
They were the only company that got in the attic before they gave us a number. The price never moved, the crew cleaned up better than we expected, and when we found a nail in the driveway a week later somebody came out the same afternoon. That is the whole reason we would use them again.
