Why they called us
The property manager had patched the same leak twice in two years and was tired of tenant complaints. The board wanted a roof that came with a real warranty and a contractor who could work around the shopping center's operating hours.
The problem
The existing 20 year old EPDM membrane had multiple seam failures, water pooling at HVAC curbs and an active leak near a high-traffic entrance. Several prior quotes proposed a cheap overlay without fixing the slope or the insulation saturation.
Challenges
The deck had localized rust-through at three units. We brought in a steel deck repair specialist and absorbed the coordination into our schedule so the membrane install stayed on track.
What we did
We tore off to the steel deck, removed saturated insulation, installed tapered polyiso to restore positive drainage, and fully adhered a new 60 mil TPO membrane. New custom coping and flexible wall flashings were installed, and we resealed every HVAC curb with a TPO clad detail. Work was scheduled for overnight and early morning hours so the retail center never had to close.
They did the work without any of our tenants knowing it was happening. We opened on time every morning, and the leak that had been haunting us for two years has not come back.
